self certified mortgages FAQ
who does 100%self certified mortgages?
Oct 30, 2006 by louisejane | Posted in Personal Finance
i was told you can get this and don't need to prove your income as you only pay back the interest.i do not have a deposit so i would need a 100% self certified mortgage.uk only please.
There are companies that will do these, but the interest rate will be very high. 100% self cert interest only is a big risk for the lender, so they charge high interest to make up for the risk. If you only pay baxk the interest you will need a plan

Is a self certified mortgage legal and what are the prons and cons?
May 30, 2008 by Mr. | Posted in Renting & Real Estate
I messed up by going to the estate agency for my mortgage and now they know all my details. They are asking everything from head to toe, I know I can afford the monthly repayments because I have properties on rent but they do not class that as extra income.
Self certs are perfectly legal, just rather hard to come by at the minute unless you only need a fairly low percentage. If you have properties that you rent out look at re-mortgaging them. That might give you the extra equity that you would need.

FSA warns on new buy-to-let fraud
18.05.12
The FSA said that the fraudulent use of buy-to-let mortgages could increase.
"We are seeing anecdotal evidence of unregulated buy-to-let mortgages being used fraudulently as a replacement for regulated residential mortgage contracts, as borrowers and intermediaries seek to circumvent more stringent income and affordability checks," the FSA said .
The regulator pointed out that this problem might grow because some potential borrowers had been shut out by the much greater restrictions now in place on risky mortgage lending.
