Im looking for good real estate investments. I heard and have done a little research on tax lien certificates. Any one have any advice or knowledge about tax lien certificates or maybe other good real estate investments?
They are generally good investments if you only want the 16% interest that they pay. If you want to own the underlying property, they aren't so good. Of the 50,000 properties advertised for the yearly sale, over half will be paid before the auction.

The County Treasurer has the rules. You get a bidder number for free. At the auction, you raise your bidder paddle when they announce the property you want. You must pay 2 years of back taxes. The money must be paid in cash or cashiers check in 24 hours.

At this week’s meeting of the Board of Selectmen, the town’s treasurer and tax collector, Edward Maccaferri, appeared before the board to speak on behalf of an article on the warrant of the Special Town Meeting this spring that would raise the cost of a “lien certificate” from $25 to $50.
Maccaferri’s department had responded to a request from the town manager – which originated in a directive to him from the selectmen seeking a path toward a flat tax rate – for department heads to look for revenue enhancements.
