I'm wondering, if you are a buying and looking at buying home and you are interested in one that is for sale by owner, what are the differences you will incur as a buyer, versus
No difference to you the buyer. the seller is just saving money by not paying a realtor commission.

I'm looking to buy my first home from a friend of mine from my church. It's a little house, VERY cheap. He's only asking just over what he put into the house (he remodeled everything, new insulation, drywall etc.). He has it posted as for sale by owner
I would strongly suggest getting a real estate attorney involved. You need someone in your corner here, and the real estate agent should be working for your friend, not you.

My husband and I are first time home buyers and are currently looking at buying a home. My husband is hesitant about buying one that is for sale by owner. Any comments?
We will be using our real estate agent to help us in the process. Wondering
Homes offered without a real estate agent can be offered for less because the seller doesn't have to pay a commission. Also, many Sellers are not tuned into the current market prices and can easily under price the house.

I would contact a local realtor to act as my Buyer Agent.
The owners are acting as selling agent to boost the NET amount they receive @ the end.
