I am selling my current house (so no FHA loans) and hoping to get a $100,000 home giving 10% down. I make $54,000 a year. Any idea what kind of mortgage terms I can get? Thanks.

I think you can get a conventional loan. This is the best move right now where the housing market is so volatile.

I am looking into different mortgage.
Get very confused by so many different kinds of them.
What are the differences?
If we are planning to get a 300K mortgage, and planning to stay in the house for at least 5 years.
30 yr fixed is usually safest for the long term because your interest rate and payments remain the same (you can always pay down principal early to reduce total interest and number of payments, as long as you avoid a prepayment penalty).

I just went through two loan process with brokers who lied through their teeth. I would go with Quicken Loans they are direct lenders and closed within 14 days with appriasal all smooth sailing and way cheaper then BOFA

Provident Mortgage sets IPO terms, seeking $125 million

Provident Mortgage Capital Associates, a REIT formed by Provident to acquire mortgage-related assets, announced terms for its IPO on Tuesday. The San Bruno, CA-based company plans to raise $125 million by offering 8.3 million shares for $15.00. After a concurrent private placement of 375,000 shares, Provident Mortgage Capital Associates will command a market value of $131 million. The company plans to list on the NYSE under the symbol PMCA. UBS Investment Bank, Credit Suisse and Deutsche Bank Securities are the lead underwriters on the deal.
