    I want to use the report to request my lender cancel my PMI. I know I have more than 20% equity. I'm trying to prove that by showing appreciation of the neighborhood instead of spending $250+ for an appraisal. Any tips are appreciated!

    If you do not have access to the MLS listings, then no, you cannot. And besides, when you sell (or refinance), you HAVE to get an appraisal by a licensed appraiser. The lender will accept nothing short of this.
