What is the best way to get your flip/rehab project funded? I want the lowest cost method?

It is a bank-owned property...but what would allow me to take as little money out of my pocket as possible? If I did a loan I would need a rehab loan, but I don't know if the closing costs are too expensive. Unfortunately assuming a loan is not an option.
What about equity loan on existing house?

I've never dealt with these before. I am looking to buy some undervalued homes and re-sell them to buyers as soon as possible. Can HUD 203k loans be used by non-occupant owners of the property for this purpose? How many HUD 203k Loans will they let you
HUD is not there to finance your business goals.
203K loans are for owner/occupant buyers only. Don't play games with this... the fines are not a game... if you do you could do time in the big house.

He is doing a number on you. You will loose your shirt.
